Ducted air conditioning (also called « invisible air conditioning » or « concealed split ») is in 2026 the most high-end solution for cooling a T3 to T5 home. But between a ducted unit installed at €12,000 and a multi-split at €5,500, the choice is not just a matter of budget: it commits to daily comfort for 15 to 20 years. What exactly is ducted air conditioning?
Ducted air conditioning is a particular type of reversible air-to-air heat pump where the indoor unit is concealed in a suspended ceiling, a lost attic or a technical closet. The conditioned air is distributed in the rooms by a network of flexible ducts (usually 4 to 8 diffusers) connected to supply grilles — round or linear, identical to those of a dual-flow MVHR system.
Visually, only the grilles in the ceiling (20 to 30 cm diameter) are visible. No wall-mounted unit, no visible wiring, no unsightly wall remote control. It is the preferred solution of architects for new builds, high-end renovations and RE 2020 / BBC-labelled projects.
In concrete terms, a ducted system consists of:
- An outdoor unit (identical to a classic split) placed on the ground, on a facade or on a terrace.
- A ducted indoor unit (the « casing ») 50 to 80 cm tall, 30 to 50 kg, installed in the attic or technical suspended ceiling.
- A network of ducts (flexible, 200 mm diameter) insulated, which carry the cool / warm air into each room.
- Diffusers (supply grilles) recessed in the suspended ceiling, manually adjustable or motorised (zoning).
- An air return system: one or more low grilles, in a corridor or passageway.
- Regulation: wall thermostat, radio remote control, smartphone app (Daikin Onecta, Mitsubishi MelCloud, Atlantic Cozytouch) compatible with Matter 1.3 or 1.4.

The term « ducted » refers to the air distribution mode, not the technology. We therefore speak of a reversible ducted air-to-air heat pump (heating + cooling), as opposed to a wall-mounted split (visible), a multi-split (several wall units), a ceiling cassette (600 x 600 mm grille in an office suspended ceiling) and a ceiling / console (horizontal or vertical airflow).
Ducted vs wall-mounted split: the 6 differences that really matter
The choice between these two technologies depends on your project, not on an « absolute best ». Here are the six objective criteria we use at Proclimo to guide our clients.
1. Aesthetics and integration into the building
- Ducted: no unit visible in the rooms. Only the supply grilles (200 mm round or 1 m linear) are apparent. Ideal for contemporary interiors, architect-designed homes, off-plan projects (VEFA). Resale value +3 to 6% compared to a split installation, according to Île-de-France notaries.
- Wall-mounted split: white wall unit (80 cm wide × 30 cm tall × 20 cm deep) visible in each air-conditioned room. Today this is a design object (Daikin Stylish, Mitsubishi Kirigamine Zen, Toshiba Haori textile), but still present.
Verdict: ducted wins as soon as aesthetics is a purchasing criterion.
2. Acoustic comfort
- Ducted: the casing being isolated in the attic, the noise measured at the diffuser is 22 to 26 dB(A). This is barely higher than the background noise of a bedroom. In practice, you forget it.
- Wall-mounted split: 19 to 25 dB(A) in silent mode (manufacturer measurement at 1 m). But the airflow is noticeable at 1-2 m from the unit, and entry-level models rarely drop below 28 dB(A) in night mode.
Verdict: in terms of pure acoustic comfort, the high-end wall-mounted split (Daikin Stylish, Mitsubishi MSZ-LN) remains slightly ahead. But ducted is unbeatable in remote bedrooms (casing noise absorbed by the attic).
3. Air distribution and thermal homogeneity
- Ducted: a single casing supplies all rooms via the duct network. Distribution is very homogeneous (ΔT < 1 °C between rooms on the same level) provided the network is correctly sized. Ideal for single-storey homes (T3, T4 single-storey).
- Wall-mounted split: each unit is independent and regulates its own room. The setpoint is room by room (individual thermostat), which is an advantage when uses differ (bedroom at 19 °C, office at 23 °C). But on a whole-home scale, coordination requires centralised regulation (Daikin Onecta, Atlantic Cozytouch, Mitsubishi MelCloud).
Verdict: wall-mounted split for room-by-room regulation, ducted for overall homogeneity.
4. Ceiling height and induced works
This is the decisive criterion in 80% of cases.
- Ducted: you need 25 to 35 cm of plenum (space between the existing ceiling and the suspended ceiling) to run the ducts. If your home has a ceiling height below 2.50 m, the suspended ceiling will bring the room down to 2.15-2.25 m — low but livable. Above 2.70 m, no problem. Lost attics (height > 1 m) are ideal.
- Wall-mounted split: no plenum required. A simple electrical socket and a 6 cm passage in the wall for the refrigerant lines are enough.
Verdict: wall-mounted split in light renovation, ducted in new build or heavy renovation.
5. Total installed cost in 2026
Here are the average orders of magnitude observed by Proclimo in Île-de-France in Q2 2026, based on 47 signed quotes between April and June 2026 (T3 and T4 in Paris / inner suburbs).

The 5.5% VAT applies to the whole since the decree of 13 July 2026 (reversible air-to-air heat pump installed by an RGE pro), but only on the heat pump equipment and installation. Plasterwork and the suspended ceiling remain at 10% (intermediate renovation rate in a home more than 2 years old).
Verdict: ducted is 2 to 3 times more expensive than an equivalent multi-split, mainly because of the plasterwork.
6. Maintenance and servicing
Both systems have the same annual maintenance obligation (leak test, electrical check, filter cleaning). But accessibility changes everything:
- Ducted: the casing being in the attic, access is via an inspection hatch (60 × 60 cm minimum). If poorly placed, the technician sometimes has to disassemble 2 m² of suspended ceiling. Cleaning the diffuser filters is simple (within reach of the occupant), but cleaning the casing itself requires partial disassembly (G4 filter cleaning + evaporator coil + condensate tray). Count on €180 to €280 incl. VAT per annual service.
- Wall-mounted split: the filters are accessible at the front (flap that opens upwards). The occupant can clean them themselves every 3 months (vacuum + soapy water, 5 minutes). Full cleaning (evaporator disinfection, anti-legionella treatment) requires a professional. Count on €110 to €160 incl. VAT per annual service.
Verdict: on routine maintenance, the wall-mounted split is half the price and self-maintenance is possible.

Daikin FDXM-F9 / FBA: the reference, 5-year compressor
The FDXM-F9 is Daikin's basic ducted unit (5 kW, SCOP 4.8, class A++), compatible with the new Perfera FTXM-R 2026 outdoor range. The FBA is the more powerful version (6 to 7.5 kW, SCOP 4.6, A++). Flash Streamer filtration (breaks down allergens), Onecta regulation compatible with Matter 1.3 since May 2026. Average installed price 5 kW: €10,500 to €12,000 incl. VAT. 5-year compressor warranty, 2-year parts.
Mitsubishi Electric PEAD-M / PEA: performance, ideal for severe cold
The PEAD-M range (5 to 14 kW, SCOP 4.5 to 5.1) is the quietest on the market (24 dB(A) at the diffuser). Compatible with MSZ-AIR (mono-split) or MUZ-FT (multi-split) outdoor units. Plasma Quad Plus filtration (electrostatic PM2.5). Compatible with Matter end of 2026 via MelCloud Bridge. Average installed price 5 kW: €11,000 to €13,000 incl. VAT. 3-year parts warranty, 5-year compressor.
Atlantic Takao Ducted / ASYG: the French choice
French manufacturer (Billy-Berclau, Pas-de-Calais), Atlantic offers the Takao Ducted (5 to 7 kW, SCOP 5.3, A+++) and the Takao M3 compatible with the new 2026 range. 5-year parts warranty (the only one on the market to offer this duration). Compatible with Matter 1.4 via Cozytouch Bridge. Dense French after-sales network. Average installed price 5 kW: €11,500 to €13,500 incl. VAT.
Toshiba Haori / Daiseikai 9 Ducted: the value for money
Toshiba offers the Daiseikai 9 Ducted (5 to 7 kW, SCOP 5.3, A+++) with anti-mould Magic Coil coating. Compatible with Toshiba Home AC, Matter 1.2. Average installed price 5 kW: €10,000 to €12,000 incl. VAT — often the cheapest of the 4 major brands in 2026.

For RE 2020 new builds and BBC renovations, the brand matters less than the actual SCOP (to be compared on the EHPA / Eurovent database) and the availability of local after-sales service. In Île-de-France, the four brands cited have a dense network — Daikin and Mitsubishi remain the most responsive in 2026.
The 2026 regulatory point
5.5% VAT: confirmed for ducted
The decree of 13 July 2026 (Official Journal of 17 July 2026) extended the 5.5% VAT to class A+ and A++ reversible air-to-air heat pumps installed by an RGE pro, in a home more than 2 years old. Eligible ducted units (Daikin FDXM-F9, Mitsubishi PEAD-M, Atlantic Takao, Toshiba Daiseikai 9) are explicitly listed in the text. Plasterwork remains at 10% (intermediate renovation rate). F-Gaz 2024/573: capacity attestation obligation
Since the January 2025 reform of refrigerant capacity attestations, any installer handling more than 5 tonnes CO₂ equivalent must hold an A1, A2 or B capacity attestation. 5-7 kW ducted units contain between 1.2 and 2.0 kg of R-32 (GWP 675), i.e. less than 1.5 tonnes CO₂ equivalent: the attestation remains mandatory but category A1 (high GWP HFC) is not required. RE 2020 and RE 2025: ducted air conditioning is neutral
A ducted air-to-air heat pump does not consume energy for domestic hot water production and does not emit smoke. It is compatible with the Bbio and Cep thresholds of RE 2020, and neutral with regard to RE 2025 expected for 2027. The SCOP > 5.1 achieved by 2026 models (Atlantic Takao, Toshiba Daiseikai 9) covers 80 to 95% of heating needs in Île-de-France — the electric back-up (rare) remains compliant.
Noise and neighbourhood: ducted is unbeatable
Ducted is the most acoustically discreet solution in dense residential areas. With 22 to 26 dB(A) at the diffuser, it is below the nuisance threshold (30 dB(A)) set by the neighbourhood noise decree and article R. 1334-30 of the Public Health Code. The outdoor unit, on the other hand, remains the critical point: it must be placed on an anti-vibration support, more than 3 m from the neighbour's window, and respect the emergence of 5 dB(A) during the day and 3 dB(A) at night.
The 5 mistakes to avoid before installing a ducted unit
- Undersizing the duct network. A network that is too long (> 12 m per branch) or with too many bends (> 4) drops the SCOP by 15 to 25%. Have an aerraulic plan drawn up by your installer before signing.
- Forgetting the condensates. The ducted casing produces 1 to 3 L of water per day in cooling mode. A condensate drain (PVC 32 mm) with a trap and a minimum slope of 1% is required. In the attic, plan a recovery tray + lift pump if gravity drainage is impossible.
- Neglecting duct insulation. In the attic, uninsulated ducts lose 2 to 4 °C in cooling mode (condensation, SCOP drop). The M0/M1 insulated flexible duct (25 mm glass wool) costs €12 to €18 per metre, compared to the €250/year of overconsumption avoided.
- Confusing ducted and cassette. The ceiling cassette (600 × 600 mm) is a variant intended for offices and retail with a technical suspended ceiling. It has no duct network: the air comes out directly through the grille. It is more expensive for equal power (€3,000 to €4,000 more) and unsuitable for the home.
- Choosing a non-RGE installer. Without RGE qualification (and ideally QualiPAC + Qualifroid), you lose the 5.5% VAT (you stay at 20%), the CEE, and the F-Gaz 2024/573 compliance guarantee. See our article on the RGE 2026 reform.
